Renovation of Residential Homes for Local Mining Staff and Families

The Client provides accommodation to its Newman-based staff and has undertaken a major upgrade program to improve the quality of the housing. Some of the properties are over 50 years old, many containing asbestos and other hazardous materials. This project was the second stage of a multi-stage initiative.

Scope of Works:

  • Survey and Reporting: Conducted surveys of the as-built condition and produced dilapidation reports for each property.
  • Design and Documentation: Carey Indigenous architects created design and documentation for each property.
  • Demolition and Removal: Demolished existing fitouts and removed hazardous materials.
  • New Installations:
    • Kitchens
    • Bathrooms
    • Flooring
    • Sheds and carports
  • Upgrades and Replacements:
    • Lighting and electrical fixtures
    • Air conditioning systems
  • Additional Works: Painting and miscellaneous repairs.

Project Challenges:

  • Tenant Management: Relocating tenants into temporary accommodation.
  • Trade Management: Coordinating trades across multiple worksites while adhering to the Client’s health and safety standards.
  • Indigenous Engagement: Providing opportunities for Indigenous trainees in various construction tasks.
  • Logistics: Collaborating with the client to deliver the project amidst fluctuating flight and accommodation availability due to other projects.
  • Procurement: Managing the procurement and delivery of long-lead items under tight schedules and quality control.
  • Value Engineering: Implementing value engineering to maximize the investment and ensure the longevity of the new fitouts.

Indigenous Workforce:

  • The project had a 40% Indigenous workforce, directly employing five Indigenous personnel, most with little to no prior construction experience.
  • One individual went on to start a plumbing apprenticeship, while others pursued careers as operators and mechanics.

Outcome: The project was completed to a high standard and within budget.
